Our Residential Property Service
We appreciate, buying and selling your home is the biggest financial commitment you will be making. We at Daniel & Baker are experienced lawyers who understand how important this transaction is to you. We understand buying or selling your home can be a stressful process. We provide a bespoke and flexible service to ensure that your sale and/or purchase is completed thoroughly and as smoothly as possible. We will ensure that you are provided a personal service where all your matter will be dealt with by the same convey lawyer, to whom you can speak to at any time. We will guide you step by step and take the hassle out of the whole conveyancing process.
Our approach to working with you.
Your matter will be dealt with by a qualified solicitor or a legal executive and overseen by a partner. They will assess your needs and expectations at the outset and regularly communicate with you throughout the transaction to ensure you are always up to date. You will be kept fully informed of the financial elements of the matter and advised in advance when payments are required.
Daniel & Baker is accredited by The Law Society’s Conveyancing Quality Scheme (CQS). Being accredited by the CQS means we will provide a recognised quality standard of work in residential conveyancing and provide you with exact details at each stage of the transaction from the moment you contact us to the end of the transaction. You will always be able to contact a member of the team whether that will be by telephone or email to deal with your queries along the way.
Our Residential Conveyancing team consists of Azizur Rahman who is a partner with over 20 years of experience in residential conveyancing who works alongside our trainee solicitor Hannah Wilde. We also have a paralegal who deals with day to administrative support for the department: Saphia Gahimbare.
We deal with all aspects of residential conveyancing which include residential sales, purchase and remortgages. We can also provide services with more specific requirement to tailor to your needs such as buy to let, shared ownership, trusts of land and auction property to name a few.
Timescales
It is very difficult to give an exact timescale for when a sale and purchase will complete as there are a number of factors that will affect the transaction. We estimate on average that a residential conveyancing transaction takes between eight and twelve weeks. We will discuss completion dates and realistic timescales with you throughout your matter to keep you fully informed of progress and any potential delays.
